Important Facts

The Clearview Gardens Development comprises 1788 garden-style apartments on over 88 acres.

 

There are four different-sized apartments - 3½ rooms (1 bedroom), 4½ rooms (two bedrooms), 5 rooms (two bedrooms), and 5½ rooms (3 bedrooms).

 

There are garages and outdoor parking spots available on the premises. The community has laundry room facilities, storage rooms, and children’s play areas.

All Sales:

Income requirements (effective June 1, 2024)

• All periodic debt will be annualized and added to the income requirement.
• Permits financing up to 80% of the total purchase price. (This includes closing fees)
• All Sales: Prospective buyers whose income does not meet the minimum requirements may use 10% of liquid assets to add to the calculation of their income.

Maintenance: (effective November 1, 2025)

Base Maintenance Carrying Charges: 

 The base maintenance does not include:

Electric dryers or portable air conditioners are not permitted. 

Pet Policy:

• No Dogs allowed
• 2 Cats allowed per unit

Amenities:

• Outdoor parking spaces available - waitlist
• Garages - waitlist
• Storage Room available, at no cost, for those ground floor units that reside above it
• Laundry room facilities (washer / dryer are also allowed in unit subject to co-op approval)
• Children’s play area is situated throughout the community
• Private security - 24 hours a day, 7 days a week

Closing Costs for Purchasers:

• $650 Application Fee (non-refundable) payable to Clearview Gardens Corporation
• $175 per person Credit / Criminal History Check (non-refundable) - for those over 18 - Criminal search will only be run once the applicant is conditionally approved payable to Clearview Gardens Corporation
• $2,500 Reserve Fund Fee payable to Clearview Gardens Corporation
• $450 Legal Fee - payable to Geoffrey R. Mazel, Esq. 
• $350 if obtaining a mortgage - payable to Geoffrey R. Mazel, Esq. 
• Purchasers must obtain at least $200,000 in liability insurance.
• If the unit has a fuse box, it must be replaced with a circuit breaker panel at the buyer’s expense and installed by Clearview Garden’s licensed electrician after closing (Jan 2019)

Closing Costs for Sellers:

• $375 for a review of Estate Documents, if applicable, payable to Geoffrey R. Mazel, Esq.
• Co-op’s legal fee of $950 payable to Geoffrey R. Mazel, Esq.
• Security Fee of $5,000 will be reimbursed 60 days after vacating, provided that there are no damages payable to Clearview Gardens Corporation

Waiver Fee / Flip Tax
